Getting Started

After signing up, add your first property from the Properties page. Enter the address and any unit details (e.g. unit number, bedrooms). You can add multiple units to one property and use bulk add if you have many units.

Tenant Onboarding

Invite tenants by entering their email from the property or tenant management screen. They receive an invite to create an account. On their dashboard they see their unit, messages with you, options to pay rent (or log payment), and a way to report maintenance issues.

Maintenance

When a tenant messages you about a repair, you can convert that conversation into a maintenance ticket so it's tracked. Use the Emergency flag for urgent issues. Assign contractors or mark status (e.g. scheduled, in progress, done) so everyone stays updated.

Payments

Log rent and other payments from the property or tenant view. You can record the amount, date, and method. View payment history and export records for your own bookkeeping. Tenants can upload receipts; you can attach invoices from vendors.

Messaging

Each tenant has a dedicated message thread. Use the Emergency flag for urgent messages. You can turn a message into a maintenance ticket so the request is tracked end-to-end without leaving the app.

Billing

Your subscription is $8 per property per month; the first property is free forever. Manage your plan and payment method from your account or settings. View and download receipts for your records.
